The Chief Maintenance Supervisor supervises and coordinates activities of workers engaged in cleaning, maintaining, and repairing physical structures of buildings and grounds. Primary responsibilities include the hands-on maintenance of the community, including overall inspection, repair and general maintenance of common areas and other interior/exterior areas, as well as overseeing the Housekeeping Department.


  • Responsible for supervision and training of maintenance staff.
  • With the CAM’s assistance, interview, hire and train the maintenance staff.
  • Complete maintenance staff’s annual performance reviews.
  • Carry out responsibilities in accordance with the organization’s policies and applicable laws.
  • Provides overall direction, coordination, and direct work for staff.
  • Reward and appraise performance of staff.
  • Discipline employees, address complaints and resolve problems.


  • Ensures cleanliness of the Common Areas, amenity areas, hallways, offices, as well as the exterior of buildings.


  • Through Work Orders, coordinate and supervise activities to maintain and repair physical structures of buildings and grounds.
  • Maintain Common Areas and keep them free of debris and trash.


  • Responsible to identify preventative maintenance projects and perform various preventative maintenance functions.
  • Plan and coordinate a preventative maintenance schedule with the CAM and appropriate Sub-Contractors and Vendors (See Attached).
  • Responsible to keep maintenance log books on electrical and mechanical equipment which will be reviewed by the CAM.


  • Respond to resident service requests and concerns within 24 hours.
  • Perform on-call emergency service as required.
  • Maintain Emergency Log Book.


  • Through Work Orders, responsible for the overall direction, coordination and evaluation of Common Area and Association issues.
  • Keep and maintain a Work Order Log Book (See Attached).
  • Direct employee or sub-contractor in the repair or replacement of the issues.
  • Monitor the materials processed to perform the job in accordance with the annual operating budget.


  • Responsible to monitor the maintenance of all electrical, mechanical and plumbing equipment throughout the property, either by himself or maintenance contract and maintain records of areas serviced.
  • Equipment including, but not limited to:
  1. Emergency Generator
  2. Elevators
  3. Simplex Remote Fuel Station
  4. Domestic Water Pump
  5. HVAC Controls/EMS System
  6. HVAC PAC Units
  7. Pools, Spas and Fountains
  8. Irrigation Pump
  9. Boilers, Hot Water Pumps
  10. HVAC Winter Heating Boiler Training
  11. Cooling Tower
  • Must be HVAC Certified.
  • Must be bilingual in Spanish.
  • Must have a minimum of 5 years experience in a high-rise condominium.
  • Must be proficient with Word, Excel and Outlook.
  • Must have outstanding leadership skills.
  • Must be detail oriented and self motivated.
  • Must have experience in managing a team of employees.
  • Must be able to respond to on call emergencies.
  • Must have excellent written and verbal communication skills.
  •  Must be a team player, professional and dependable.
