Our Company is seeking qualified and reliable candidates for our Maintenance Supervisor position for our Luxury Condominium located in Aventura, FL.
Assist CAM with supervising and training of maintenance and housekeeping staff.
With the CAM's assistance, interview, hire and train the maintenance and housekeeping staff.
Assist the CAM with completing maintenance and housekeeping staff's annual performance reviews.
Assist CAM with providing overall direction, coordination, and direct work for staff.
Reward and appraise performance of staff.
Assist CAM with disciplining employees, addressing complaints and resolving problems.
HOUSKEEPING AND GROUNDS:
Ensure Housekeeping and Grounds staff maintains cleanliness of the Common Areas, amenity areas, hallways, offices, as well as the exterior of buildings.
Through Work Orders, coordinate and supervise activities to maintain and repair physical structure of buildings and grounds.
Maintain Common Areas and keep them free of debris and trash.
Identify preventative maintenance projects and perform various preventative maintenance functions.
Plan and coordinate a preventative maintenance schedule with the CAM and appropriate Sub-Contractors and Vendors.
Responsible to keep maintenance log books on electrical and mechanical equipment which will be reviewed by the CAM.
Respond to work orders within 24 hours.
Perform on-call emergency service as required.
Maintain Emergency Log Book.
Through Work Orders, responsible for the overall direction, coordination and evaluation of Common Area and Association issues.
Direct employee or sub-contractor in the repair or replacement of the issues.
Monitor the materials processed to perform the job in accordance with the annual operating budget.
Responsible to monitor the maintenance of all electrical, mechanical and plumbing equipment throughout the property, either by himself or maintenance contract and maintain records of areas serviced.
Complete regular community inspections and document issues in Property Inspection Log Book.
Diagnose malfunctioning equipment such as light fixtures, motors, and transformers.
Replace defective electrical mechanisms of equipment such as relays, switches, motors and position sensing devices.
Replacing damaged or broken wires and cables
Bilingual in Spanish is a must.
Must have 2-4 years of building maintenance in a condominium environment.
Must have excellent organizational skills.
Must be proficient with computers.
Must be reliable and self-motivated.
Must have outstanding leadership and communication skills.
